The Villa Roma Resort, nestled in the heart of the Sullivan Catskills, has been a beloved destination for over half a century. What began as a modest boarding house in 1945, catering primarily to Italian Americans, has since evolved into one of the area’s premier resorts. Over the years, The Villa Roma has grown from a quaint property with 46 rooms into a sprawling complex featuring 24 timeshare buildings, 139 hotel rooms, and a wide range of activities and amenities that cater to both relaxation and adventure.
A Journey Through Time
In the early days, the Villa Roma offered a simple yet charming experience. Bocce courts and home-cooked meals were the highlights of a leisurely stay. As the Chicago Tribune described it in the 1980s, the Villa Roma was like “a bowl of minestrone in the middle of the Borscht Belt,” reflecting its unique Italian American roots within a predominantly Jewish vacation region. The resort embraced its character and continued to grow, becoming a destination for those seeking a family-friendly atmosphere with a touch of cultural heritage.
The 2006 fire that devastated the main building marked a turning point for the Villa Roma. Rising from the ashes, the resort constructed an impressive new entrance, with gorgeous arches that greet visitors as they arrive. This architectural enhancement is a testament to the resilience and vision that has kept the Villa Roma thriving for decades.

The Passante Era and Expansion
The Villa Roma’s transformation into a full-service resort was largely driven by the vision of Marty Passante. After purchasing the resort in 1969, Marty, along with partners Albert Aprea and Danny Vaccaro, set out to elevate the Villa Roma into a year-round destination. Under his leadership, the property expanded to include amenities such as an indoor sports complex, racquetball courts, and even a ski area in the 1980s. The addition of a PGA Championship 18-hole golf course and timeshare units helped the Villa Roma attract a loyal following of returning guests.
By the early 1980s, the Villa Roma was no longer just a place for a summer getaway. The resort offered everything from indoor and outdoor pools, go-carts, bumper boats, and a bowling alley to a fun park, fitness center, and multiple dining outlets. Marty’s tireless work made the Villa Roma a central fixture in the Sullivan Catskills, with more than 200,000 visitors each year.
A Lasting Legacy
Marty’s dedication to The Villa Roma brand and the local community solidified its standing as a cornerstone of the Sullivan Catskills. The resort now employs over 400 full-time staff and continues to welcome generations of families. In the past two weeks, the Villa Roma was sold to new ownership, just days before Marty’s passing. His influence, however, remains ever-present.
Roberta Byron-Lockwood, President and CEO of the Sullivan Catskills Visitors Association, fondly recalls Marty as more than a business leader. “His kindness, generosity, and genuine care for others set him apart, and he had a remarkable way of making everyone feel welcome. When I first arrived in the region, Marty embraced me like family, offering me a place to stay and welcoming me with open arms. His presence will be deeply missed, but his legacy of friendship and dedication to our community will live on in the hearts of all who knew him.”
A Rich History and Bright Future
The Villa Roma’s history is intertwined with the local community, from the late-1800s Beechwoods Picnic and Sommer Fest, which brought music and revelry to the area, to early boxing matches that drew crowds to the resort. With every expansion and enhancement, the Villa Roma has maintained its warm hospitality and commitment to providing top-tier amenities.
For over 50 years, the Villa Roma has been a cherished retreat for families, couples, and groups looking for an all-encompassing resort experience. From its humble beginnings to its status as a landmark in the Sullivan Catskills, the Villa Roma remains a testament to vision, resilience, and a passion for hospitality.
